Community Covenant
A shared promise to care for our neighborhood and each other. This document outlines the values and expectations that keep Indigo welcoming, well-kept, and connected.
Bylaws
Govern the internal management of the association, outlining the rules for board governance, meetings, elections, and the roles and responsibilities of directors and officers.
Amendments
First Amendment to Community Covenant
This amendment addresses the following 6 items:
- corrects certain definitions within the CCRs,
- amends VI, 6.1 (a)(III), Residential Builder Fee to state that all transfers from builder to purchaser are subject to a Residential Builder Fee, paid to the Foundation, in an amount equal to 1% of the total residential sales price,
- amends VI, 6.1(b)(i), Residential Community Enhancement Fee to state that all transfers are subject to a Residential Builder Fee, paid to the Foundation, in an amount equal to 1% of the total residential sales price,
- amends VIII, 8.2, Townhome Maintenance Obligations, to state that any maintenance assumed by the residential association shall be determined by a board and charged back to townhome owners via a neighborhood assessment,
- amends IX, 9.3(b), Residential Owner Insurance Requirements for Townhomes, to state that townhome owners may have certain insurance requirements that differ from other sections within the residential association which are set forth in the maintenance responsibility chart or supplemental declaration,
- amends exhibit B, Maintenance Responsibility Chart.
Second Amendment to Community Covenant
This amendment addresses the following 2 items:
- defined term “Association Maintained Fencing” is updated and further described on Exhibit C.
- amends Exhibit C, Association Maintained Fences, to update the document title.
Other
Certificate of Formation
Marks the legal creation of the organization, establishing the necessary framework for operation, governance, and engagement in business activities within the legal guidelines.
Certificate of Filing
Officially registers the community association as a legal entity with the state, providing foundational legal recognition necessary for operation under state law.
Consent of Board Member Designation
A consent in lieu of meeting that allows the board to formally approve decisions, including the designation of new board members, without convening a standard meeting.
Supplemental Declaration One – Indigo Village Cottages
Annexes a parcel of land known as “Indigo Village Cottages” into the community property. Upon recordation, this parcel is subject to the Community Covenant and other governing documents, unless expressly stated otherwise.
