What is design review?

Before we dive into the details of Design Review, think back to the first time you explored Indigo. Whether it was the community’s vision of sustainable living, the farm-inspired layout, or the unique home styles, something likely captured your attention. Fast-forward 10, 20, or even 30 years — what do you hope to see in your community then? That’s where Design Review comes in.

In short, Design Review preserves the Indigo you fell in love with and ensures its charm lasts for years. While your home’s individuality is important, the Design Review process provides consistency in the quality of exterior modifications, emphasizes the natural beauty of the area, and supports the community’s vision.

Not only does Design Review protect Indigo’s character, but it also safeguards your investment. The guidelines are deliberately high to preserve home values and maintain the community’s timeless appeal.

Here’s the scoop: if you plan to make any exterior changes — whether it’s landscaping, adding a pool, installing sun shades, or outdoor lighting — you’ll need prior approval from the Architectural Control Committee (ARC). The ARC works with residents to ensure the process is smooth and collaborative.

Tips for Design Review:

  • Review the official Indigo Design Guidelines before starting any projects. Even if your modifications meet the guidelines, they still need ARC approval.
  • Just because your neighbor made a change doesn’t mean it was approved or suitable for your home.
  • The ARC typically meets bi-weekly and has up to 30 days to review and respond to applications, so plan ahead with your vendor.
  • It’s always better to seek approval before making changes. Modifications made without approval may need to be removed at the homeowner’s expense.

Design Review is about balancing personalization with Indigo’s established guidelines and overall vision.
