Know the rules for rentals
Residential
6+ month leases
Per the IRCA Rules and Regulations (see page 15), only 20% of homes in Indigo can be leased at any given time, and leases cannot be shorter than six months. Homeowners must submit a residential lease request and obtain IRCA permission before they rent out their home.
Short-term rentals (Cottages only)
Only Cottages located in the neighborhood immediately adjacent to the commercial property may be permitted to have short-term leases; homeowners must submit a short term rental request and receive Cottage RBO status from the IRCA before they can begin renting their home. Review the IRCA Rules and Regulations (see page 15) for full details on what’s allowed and what’s prohibited.
Commercial
- The first floor of any commercial property must be occupied as a business. Residential occupancy is prohibited on the first floor.
- For lease signs are prohibited on commercial property.
- All occupants are subject to the ICCA governing documents including the Declaration of Covenants, Conditions and Restrictions and the Rules and Regulations.
