Indigo Community FAQs

At Indigo, living well means living connected — to the land, to each other, and to a shared vision. This FAQ outlines the most common questions about how the association works, what to expect as a resident, and how we care for the places and people that make Indigo unique.

To help Indigo grow with purpose, each entity tends to a distinct part of community life.

  • Residential Association
Manages shared spaces and homeowner needs.
  • Commercial Association (Indigo Commons)
Tends to shops and local enterprises — keeping Indigo's retail district vibrant, supportive, and community-aligned.
  • Indigo Foundation
Funds events, programs, volunteer projects — powered by a small Community Enhancement Fee.

A homeowners association is a governing body created by the developer to manage and maintain parks, trails, lakes, and community standards.

At Indigo, the Indigo Residential Community Association (IRCA) is more than a legal structure — it’s a commitment to shared stewardship.

Indigo's rules flow through CC&Rs, bylaws, and incorporation documents — so everyone knows the “how” and “why” behind community agreements. You can find them anytime under Community Governance.

Yes — assessments are a shared promise to care for the places that bring us together. They fund the maintenance, utilities, shared amenities, and daily operations that support community life.

Every fee is as an investment in belonging.

  • Maintenance of shared spaces — trails, lakesides, pocket parks, even our farm‑to‑table garden.
  • Utilities & lighting that keep our walkways warm and welcoming.
  • Insurance, operations and administration — because care, from contracts to landscape maintenance, is what helps us thrive.
  • Community reserve — our rainy‑day plan for future repairs so Indigo keeps glowing.

Yes, with care and transparency. Any increase or one off assessment goes through thoughtful board review — and sometimes, a homeowner vote. We'll do it on purpose, together.

Think of CC&Rs as a shared commitment. They’re Covenants, Conditions, and Restrictions that shape how homes and shared areas come to life. You can find them anytime under Community Governance.

Community guidelines are designed to support harmony — not limit expression.

  • Home appearance: paint choices, landscaping style — done with thoughtful intent.
  • Pets & parks: keeping everyone’s comfort in mind.
  • Common-area use and architectural changes — so community and homeowners grow together, in sync.

This is rare — but here’s what’s real.

  • In Texas, unpaid dues can lead to a lien or, in extreme cases, foreclosure.
  • It’s always better to reach out early when life gets unpredictable — so we’re here to help.

Indigo grows more each day — and soon, you will shape what comes next.

  • Once we’re out of the development phase, homeowner volunteers will join the board — marking a transition from developer-led to community-led stewardship.
  • Your voice matters. This step centers our collective commitment, fully led by the people who live here — us, together.
  • Stay tuned for opportunities to engage in a resident leadership program, designed to inform, empower, and prepare you to lead with confidence when the time comes.

Yes — but with approval. Exterior changes such as additions, paint colors, or landscaping updates must go through a design review process. Reach out to the Indigo Community Life team for support.

These simple guidelines help preserve a Indigo's aesthetic — so our streetscapes remain clean and welcoming.

Trash cans

  • Keep trash bins out of sight until the night before pickup — no earlier than 8 p.m. Return them to storage by 8 p.m. on collection day.
  • Store them in garages or behind screens that reflect our home designs.

Visible items & patios

  • Keep patios and yards free of excessive clutter. Toys, tools, and other items should not be visible from the street.

Choosing an energy provider can feel complex — especially here in Texas’s deregulated market.

  1. Visit Power to Choose to compare retail electric provider plans.
  2. Choose the one that fits your lifestyle — and activate service before moving in.
  3. Want help? Reach out — we’ll walk you through it so you feel confident and plugged in.
